How much does house washing and/or property cleaning cost?

All jobs begin with a base $250 call out fee. $250 is the starting point for James to come out and complete your cleaning job. Most local companies are higher than this. Power washing companies require a lot of heavy and high powered equipment. Preparing this equipment and getting it to your property is much more involved than what an electrician or plumber might need.

Is power washing safe for my house?

The short answer is yes, however, it depends on who is doing it and how it is done. House siding should never be power washed. Power washing implies high pressure that can easily damage the surface. James uses a technique called soft washing. Soft washing relies on a chemical application to do the heavy cleaning which is then rinsed off at a low to medium pressure.

How often should I have my property cleaned?

Annual cleaning is the best way to ensure your property remains healthy for the long term. Property left uncleaned compounds future cleaning problems. It is much more difficult to remove mold and algae if it has had time to embed into the surface. This results in having to use more chemicals at higher concentrations.

‍ ‍Is roof washing safe for shingles?

Again, it all comes down to the method of application. Like house washing, roof shingle washing should be done using the soft wash method. High pressure can remove the granular structure of the shingle thus shortening the life span of the roof. Insurance companies are now requiring homeowners to have their roofs washed or their coverage will be cancelled.

How much does roof wash cost?

Roof washing is the most expensive of all the services. The reason is that roofs require the highest percentage of chemical to be effective and that drives up the cost. As well, roofs come with a much higher risk to personal injury since often time ladders and significant heights are involved.

Does soft washing remove organic growth like mold, algae, and mildew?

Yes. The industry standard chemical is Sodium Hypochlorite commonly known as bleach. We use this in varying strengths depending on the type of surface. The “SH” as it is called will kill the organics and allows us to safely rinse them off with a low pressure.

Does power washing damage concrete driveways?

If not done properly yes. It is all about the method of cleaning. New, freshly poured concrete is at higher risk of damage and should not be hit directly with high pressure. Older concrete, more than three years old, has hardened and is much more resistant to higher pressure. For softer concrete pressure regulators are used to ensure a safe cleaning experience.

How should I prepare for a house wash?

We suggest remove all obstacles from the wash area such as tables, chairs, hanging bird feeders, hanging decorations, toys, and anything that might impede the work flow. We only remove furniture if it has been pre-arranged with and additional cost. Covering any sensitive plants and especially edible plants is a very good idea. James will cover some things upon arrival if he sees a potential problem. Anything you do not want chemical on needs to be covered or removed from the wash area.

Terms and Definitions

Power/Pressure Washing - The use of high pressure water to remove organic and non-organic material from a variety of surfaces. High pressure can be from 1,000 PSI to 4,000 PSI.

Soft Washing - The use of chemicals to clean the surface thus allowing the washer to use a low pressure rinse instead of high pressure blasting. The chemicals break down and sterilize surfaces that ordinary high pressure washing does not. Soft wash pressure is under 1,000 PSI.

Chemicals - The primary agents used in cleaning. These includes Sodium Hypocholorite (Bleach) and many specialized chemicals for rust, oxidation, grease, and more. What’s important is that JD-P-W knows the correct ratios and what chemicals to use for each specific job. Also, we have the right equipment to make those ratios work properly.

Property Protection - Covering electrical outlets, watering plants pre and post wash, and, covering them in certain cases, making note of any issues that might compromise the property, and, knowing what chemical to use on what surface.

Gloeocapsa Magma - A type of cyanobacteria is responsible for creating black stains and streaks on roofs. The bacteria accumulate over time as it feeds on moisture and calcium carbonate. This accumulation begins to show the black stains as the cyanobacteria develop their dark and hard UV-protective outer coating. The buildup of Gloeocapsa Magma on roofs has led to earlier roof replacements, lowered property resale values, insurance companies canceling policies and increased utility costs as the black stained roofing draws in more heat.

Oxidation - Oxidation is a chemical reaction where exterior materials such as vinyl and aluminum react with oxygen, UV radiation from sunlight, and moisture. This process causes the outer layer of the siding to break down, resulting in a chalky, white, powdery residue and a faded or dull appearance. Most common on the sunny side of a house. While primarily a cosmetic issue, if left untreated, oxidation can lead to the long-term deterioration of the siding, making it brittle, more porous, and prone to cracking or moisture penetration. We do not recommend oxidation removal “alone” on gutters and painted surfaces as this process easily removes paint layers. We recommend having us clean the surface properly and remove the oxidation ONLY if the plan is to repaint.

JD Power Washing of Asheville is a DBA registered under the S-Corp named Studiojamesdaniel, Inc. in the state of North Carolina and carries Commercial General Liability Insurance.

James does not use residential-grade equipment. His trailer is outfitted with an industrial 8.2 GPM high pressure system and a 14 GPM soft wash system. This allows him to clean faster, better, and safer than standard equipment.

All of his detergents are 100% biodegradable. They neutralize the organic growth.
